Building Survey
A building survey is a customised service suitable for all residential properties. It will provide details of their construction and condition, as well as technical advice on any problems, work needed to rectify any defects, and details of projected future maintenance.
A building survey differs from the HomeBuyer report in that it can be used on property of any age, style or type. You are likely to require this type of survey if, for example, the property is of an unusual construction, a period or listed building, run-down, has been significantly altered, or if you are planning a major conversion or renovation.
Homebuyer Report
A HomeBuyer Report (HBR) is a survey completed to a standard format set out by the RICS (Royal Institute of Chartered Surveyors) - most suitable for conventional properties built within the last 100 years, which are in reasonable condition.
It doesn't detail every aspect of the property, and focuses on urgent matters needing attention. It's not usually suitable for properties in need of renovation, or if you're planning major alterations.
Valuations
Valuations can be prepared for a multitude of circumstances. For example, a basic valuation report is a cost-effective way to ensure the asking or guide price of a property is satisfactory prior to marketing. Valuations may also be commonly used to settle matrimonial disputes, to enable a buyer to ensure a fair purchase price for a property, for feasibility when considering development, or for inheritance tax and probate purposes. The practice also has the ability to undertake insurance reinstatement assessments.
Both Edward McEwen and Martyn Timberlake are accredited by the RICS to carry out valuations (both are RICS registered valuers).
